In other words, must the invention already be produced and shown to operate the technology, or can it be a purely theoritical technology and not a physical thing yet?

You can patent an idea. However you need a working model if the idea is of something you will build. At least when our company has patented things we needed working models

The application must explain how to make and use the invention with enough detail that someone of ordinary skill in the art could make and use it without undue experimentation.

If you can provide that information, then you can get a patent.  You don't have to have built it.
