Parasites could prevent the growth of new vegetation.

Actually, that would destroy the grow, not prevent it.

Unless the parasite destroys the roots. Hmm...

Nitrogen-fixing bacteria is also required to create usable nitrogen in the soil, which technically acts as a fertilizer.

Drought (or a lack of water) is another factor.

Lack of pioneer species - species that are well adapted for exploiting disturbance sites. These shade-intolerant species are able to photosynthesize at high rates and as a result grow quickly. Their fast growth is usually balanced by short life spans.
